Patent-to-present
The full chain from the original government patent to today, with every deed, estate, easement and mineral severance placed in order. Built for energy, mineral and curative work.

Fixed-period searches
40, 50, 60 and 100-year searches, searches from a specified year forward, and other client-defined periods.

Current owner search
Vesting deed, legal description, open mortgages, liens and judgments on the current owner. The fast search for refinances, leases, options and due diligence.

Update & policy forward
New matters since a prior commitment or policy, including court and tax-warrant checks, so an agency can bring a file forward without re-running the whole search.

Runsheets, mineral ownership reports, curative and ROW title for solar, wind, pipeline and transmission projects.

What you receive
Reports follow the agreed scope: a chain of title, copies of the instruments, open mortgages and liens with their releases, judgments, tax information and a searched-names list, with chain diagrams where requested. Where the record leaves a question, we say so plainly and explain what is still needed to answer it.
Estimates by county and order type. We confirm the deadline after we review the scope.
